Reading the water bill, the tax assessment, and other ambush documents

The documents that ambush a household past sixty have a family resemblance. They arrive official, they contain a number that went up, and they are written so that challenging them feels like arguing with a judge. The water bill doubled last spring. The property assessment jumped 40 percent in a reassessment year. The car insurance renewed at a number I did not recognize. The move that changed everything for me was learning that each of these has a challenge process, ordinary and legal, and that the machine will walk you through every one. The water bill first. I photographed three months of bills, pasted them in, and asked what changed. Consumption, rate, or a new fee. It isolated the answer, a new stormwater charge and a rate step up, told me what the public hearing on that charge had been, and drafted the letter asking for a meter recheck, which found a slow leak and a partial credit. The assessment was the bigger win. The program explained how assessments work, told me what comparable sales in the neighborhood would matter to an appeal, helped me organize the six comparables where similar houses were assessed lower, and drafted the grievance with the specific language the board expects. Filed it myself, no firm involved, assessment reduced 12 percent. The standard cautions, always verify the current rules with the assessing office itself, deadlines are strict, and big money may still want a professional. But the first move in every ambush is understanding what happened, and that move is now free, instant, and patient, at the kitchen table, at seven in the morning.
